The client is involved in the research and development for patient medications. Occupying a late 70’s industrial facility, significant building upgrades were required.

The building needed new natural gas service, fire water supply upgrades, significant HVAC upgrades to accommodate the laboratory func- tions, and building shell modifications- adding windows in tilt-wall, closing off dock doors, and rooftop penetrations for new rooftop units.

The delivery schedule complicated the project. It had five separate phases targeting initial occupation, a small lab, a larger lab, fully occupied, and the last phase is the production lab.

The project delivery method was Design/ Build, where the General Contractor contracted us, and the Structural and MEP Engineering was under us. Working closely with the General Contractor during the design phase, we were able to “Value Design” to deliver the initial project phases in budget. Currently, Phase 4 is under construction.
