This project was a traditional Design-Bid-Build delivery approach for Thermo King to relocate its administration offices.

The scope of work included demolition of several existing structures onsite, full Civil Engineering with new paving and stormwater detention, and Architectural, MEP and Structural Engineering.

The building structure was a PEMB provided by the General Contractor. The project included 27,500 SF of shop and storage space and 11,100 SF of admin offices.

As with all industrial facilities, close attention was paid to the segregation of vehicular and pedestrian circulation paths, as well as zoning of interior work areas to minimize risk to shop workers, office workers, and visitors. Lighting is also studied using the manufacturer’s photometric data. In this facility, there was also allocation made for waste oil storage/ containment. The building is a 100% sprinkled, non-separated mixed-use process with Business, Storage, Fabrication, and Hazardous Occupancy types.
